Protektor and Expocover, in close cooperation with BSU Holding, have successfully completed an innovative construction project that sets new standards in the construction industry. “Thanks to digital planning and serial prefabrication, we succeeded in realizing a new bungalow building in record time. From the initial design to the final implementation, we worked closely with the clients and manufactured all the construction elements with the utmost precision,” explains Matthias Hartmann, Team Leader for Lightweight Steel Construction at Protektor.
Unique construction project with special requirements
The project was unique in several respects: the shell of the house was completed on site in Berlin within just 48 hours thanks to comprehensive BIM planning and the use of prefabricated wall and ceiling elements. The bungalow in lightweight steel construction was planned completely digitally – a “digital twin” of the building served as the basis for the planning. All installation materials, such as doors and windows, were ordered in advance based on the model, which enabled an extremely precise and efficient construction phase.
Special requirements of the client taken into account
Special requirements of the client, such as improved sound insulation due to the proximity to railroad tracks, a construction method that can be dismantled as far as possible, maximum reduction of the construction time and the avoidance of waste on the construction site, were successfully implemented. By using the modern lightweight steel construction method, it was possible to significantly reduce the construction time and at the same time create a sustainable and healthy indoor climate.
Effective planning and preparation for optimum results
The precise planning with the BIM model enabled smooth collaboration between all the trades involved. “The client was informed about every planning step and therefore had constant insight into the progress. This led to a high degree of transparency and satisfaction. Special challenges were also overcome in terms of customer service: the client was able to make adjustments to the model at short notice and already had a clear idea of what the property would look like before construction began,” says Sebastian Reimann, Managing Director of Expocover.
Use of modern technologies and innovative products
Prefabricated wall and ceiling constructions in lightweight steel construction were used throughout the construction process, which were closed on both sides and in some cases already fitted with windows. BIM planning made it possible to digitally simulate the entire construction in advance, which resulted in considerable time savings and cost reductions.
